I have been primarily focusing on the Indianapolis market and noticed there is still a decent opportunity to get 1 - 1.2% rent to price for duplexes in some areas (B-/C+ areas in my opinion). The Indianapolis market is getting quite competitive but I am still seeing some opportunities. There are many duplexes in the 130,000 - 150,000 range that should rent 700-750 on each side. Just curious if anyone has experience investing in the Northwest Indiana market. The cash flow looks promising there and it seems like it is attracting a lot of people from the Chicago area. How does it compare to the Indianapolis market? Thank you.

Hello all,

I am an out-of-state investor from California currently investing in Indianapolis. I have always been interested in the San Antonio market due to the strong population growth and diverse economy (military, government, energy, and healthcare). Prices in San Antonio also seems fairly reasonable compare to other large Texas cities. What are some risks that new investors in this area should watch out for?

Bachelor in economics and masters in accounting. Accounting education was definitely helpful in real estate investing. Things like bookkeeping, financial analysis, and tax planning are things some of the knowledge I used on a daily basis for my real estate investments.

Hello Tim,

I am a fairly new investor as well (two properties in the Indianapolis area). I would run the analysis with the mortgage after you refinance (you will need to estimate the ARV, loan amount, and the interest rate). It is hard to guess what the interest rate will be so I usually go with 4.5 to 5% to be safe. I think it is a good idea to make sure your property will cash flow even after you refinance. I hope this helps.

Hello all,

I am curious to see if anyone has experience investing in the Old Southside area of Indianapolis. The area is close to downtown Indy and it sounds like the local government is putting a good amount of money into the area. The price in the area is still relatively low compare to nearby areas (Bates Hendricks and Fountain Square). What does everyone think about investing in this neighborhood? Thank you.
