Best multifamily investing locations

New investor looking for resources or personal experience on best markets for multifamily investing. My budget is 0-250k and I’m looking for duplexes or four plexes. Any advice would be appreciated.

I have been primarily focusing on the Indianapolis market and noticed there is still a decent opportunity to get 1 - 1.2% rent to price for duplexes in some areas (B-/C+ areas in my opinion). The Indianapolis market is getting quite competitive but I am still seeing some opportunities. There are many duplexes in the 130,000 - 150,000 range that should rent 700-750 on each side.
