Just wondering if other investors are seeing better rates & terms for investment properties. Looks like rates just kept going lower and lower for a primary residence.

Hello all. I am an out-of-state investor from California that is primarily focused on the Indianapolis market. I noticed Columbus experienced some very rapid population growth in the past 10 years (over 11%). I am new to the Columbus market and just curious if anyone can provide some insights on the factors driving such strong growth in the area. Really appreciate the help!

Hello! I am a new investor in the Indianapolis area (just closed on my second property). I chose Indianapolis for the following reasons: 

1) Diverse employment sectors (healthcare, government, technology, and many others).

2) Strong population growth (Indianapolis population metro area grew about 10% since 2010)

3) Reasonable price and decent cash flow. Still possible to find properties that cash flow in a decent area.

4) Friendly landlord laws.

Hello all. Just curious if anyone recommends any real estate investing blogs. I enjoy reading personal finance but I noticed most of the ones I found are more about retirement (401K, IRA), taxes, and investing in stocks/bonds. Thank you.

Interested to see what areas people are investing in the Sacramento metro area. I personally like the B areas (Citrus Heights, Rancho Cordova, Natomas) of the city. I think growth in most Sacramento metro is pretty healthy and these areas offer a relatively lower price compared to other areas of the city.

Hello everyone. Just curious if anyone is investing in the Hamilton County area north of Indianapolis (Carmel, Fishers, Noblesville, etc.). It looks like the area is growing super fast with strong employment. It looks like the average price is relatively high and the cash flow is quite limited (typical for an A area). Would love to hear if anyone has experience in this area. Thank you.
