You have been using Google for local targeted campaign by using banner ads. We had mixed success. We couldn't make Google PPC works for us. Like Eric we made it work years ago. Now we just concentrate on videos with targeted keywords and post them in different channel using Traffic Geyser.
Check also PPC on Facebook although they are more strict and POF (Plenty of Fish, a dating site).

I'm with Darryl on this one.
Instead of finding your source of funds, find someone who has done similar projects and ask them how they get their funds. You may have to make 100 calls but who it worth it.
I will even bring them into my team as senior advisor. I will look for retired bankers and former Hedge Funds Manager and offer them to be in my advisory board. This is the kind of deal you don't try to do by yourself. This not a SFH.
Just tell the truth "I have this great deal and I need help".

It is a bank foreclosure. The good news is that in the near future you will know the agent handling that bank's account. Take him to lunch and build relationship. Maybe he will send you deals the day he puts it on the MLS.
I became a friend of an agent when I got started. I call the bank who sends me to the agent who refuses to talk to me. I called him almost every day for 6 months before he consented to see me in his office. He is a big broker in town. We became great friends to this day.
The first contact was made 12 years ago thru a winterized vacant house with no sign. BTW, I never bought the property since the agent never called me back. I also became friend with the investor who bought the house. We did some deals too.
Hope this gives you an idea of what this business is all about, relationship and persistence. Forget about "Get rich quick with real estate".

How do you get the absentee landlords with a dated mortgage?
I can pull Absentee landlords for free from MLS but wondering how you able to find the mortgage origination. Do you pay for it? How much?

You will not get a good size of business credit without any personal guarentee.
If you don't want to use your credit, your best shortcut is to find someone with good credit as partner, establish your business credit with good DUNS number 80+ (Just call Dun and Bradstreet for that) then apply for your line. But it will come with personal guarentee, just not yours.
There is a great report you can find on line called "The Little Black Book". Just google it.

I would wait. Price will come down.
Why not put it under contract then talk to the other owners (competition) if they want to buy it.

I have accounts in Europe and US by having dual citizenships. What I have noticed is that some europeen banks have an agreement with Amrican banks for funds transfer. For instance Le Credit Lyonnais in France has an agreement with Wells Fargo. The same with Le Credit Agricole with Chase (I believe). You may want to check with your bank if such agreement exists with any europeen bank.

You really don't need to advertise a fake property. You can advertise a fellow investor's property. One effective way we've used (and still using) is our "Columbo Technique" that I named after the detective inspector Columbo.
We follow properties we've made offers on but didn't get and end up talking to the investor buyer.
By networking with that investor you can open many doors. He can even help you sell your first property. Time consumming but very effective.
