Well, a couple of things.  BOA is great for certain products but I think you would be a much better fit for a local community bank.  They would probably roll out the red carpet for you.  Now, even though you have assets they will still look at your overall numbers, income/outgo/credit/blah/blah/blah.  

One of my clients has been attempting this with a big box bank since December.  He said he would continue that battle until 3/31 then he will let me help him, hahaha.  I don't lend, I just connect people where they might be a good fit.  Get a good banker, interview him or her first before you share what you are trying to accomplish.  All bankers are not created equal and some are just product pushers.  That's what I would do.

What kind of a mailing list did you buy?

EDD is a great tool - check on the post office website.

Well, you can get an FHA for less than a 580 score (I think as low as 500) so I think the score you are asking for is a bit high. When it comes to renters I am more concerned with employment history, criminal records and evictions. Oh, and late rent payments, I'm not a fan of that either. If they work and make good money, have not criminal and evictions then I am pretty good with them. I'm in credit repair so I have a ton of clients with challenged scores but they pay their rent on time. Just my humble opinion.

Here's an option:  I just began a professional relationship with a consultant for unsecured bank lending/10% interest and I believe a 10% funding fee. Loans from $50K - $300K if your credit is good. If you qualify and are interested in that route, it may help. Key word here I think is "unsecured". Reach out if you think this might be an option for you. I believe funding takes +/- 3 weeks. I’m in credit education and repair, not lending but many of my clients are looking for lending products and getting from approval to cash in hand for growing businesses is the biggest delay they have so I try to help them.

Not silver for collateral but maybe there is someone out there who is interested in silver.  This is what I offer my clients - I am not a lender... just keep that in mind:

If you are an Investor or a Realtor how much is the information on a FSBO worth to you? Is $5 too much? I have been compiling lists of FSBO's in various areas (throughout the United States) for several of my Realtor and Investor clients. Depending on how good they are they have gotten results. My job is only to provide them with the name, address and quite often a telephone number - for $5. I cannot guarantee a certain quantity sometimes I can get as many as 100 in a given area (I use zip codes because it's easier for me) but sometimes there are none in the zip code requested or there's only one. No one has a problem paying $5 per FSBO and usually they buy in volume depending on what they can afford and their target area. Any interest? I have a 3 day turn around time so that I can do the research, pull a report together and send it via email. My investors like to use these list for "Boots on Ground", according to them it makes their life way easier. Payment is made in advance only because I have been burned by providing lists and not getting payment. Ouch. I'm a small business owner and I have babies to feed so making money is important for my survival. $5. IMHO that's a small price to pay for an active FSBO. Reach out if you have any interest. I have been repairing credit for consumers since 2009 and I will never get rich this way, lol.  You've gotten a bunch of great answers and ideas and education is key.  There are so many nuances to credit and there is not a magic bullet.  Everything about your personal credit has a meaning and a value.  It's important to know what these are, work on the ones that will give you the most bang for your buck and don't bother with items that an underwriter will not care about.  That's what I do for clients all day, everyday.  I am a credit nerd.  Good luck my friend and reach out if you think I can bring you value.
