Would anyone be interested in branding themselves with the rights to my Ebook?  I just pulled my Ebook "Get The Credit You Deserve" off of Amazon and I am offering it to my referral partners.   I just completed the 2017 revisions.

Reach out to me if this interests you. imho, it's perfect for Realtors and Mortgage Brokers.

The marketing strategy that I am recommending is that you purchase the rights to distribute the Ebook, the cover would say it's compliments of you - so you can give it away for free as many times as you like.  At the end of the Ebook it has your contact information once again.

This is something that I think your clients will not delete or throw away as it provides great value.  They don't teach this in school, that's for sure and you can save them hours/days/weeks/months/years of online research.

The entire Ebook is about 70 pages.  You can always choose to print it but think of the cost of ink and paper - however, once you buy the rights you can distribute it any way you like.

My background:  mortgages, credit education and repair - since 2006.  Prior to that it's been more administrative:  Law Firm Administrator and Administrative Director at a non-profit.

There's a lot of great info in my head about credit and it's what I do all day everyday - educate people about credit.  It's easy and it's fun....at least to me it is.  Everyone has their talent, this is mine.

Reach out to me if this interest you.

Well, I am in credit repair so how bad is your credit?   How is your income now?  Do you get a tax refund - because - fyi that is not free money.  That is money that you have loaned out for zero interest which is crazy talk imho.  What's happening with your two properties?  Are they rented?  Do you live in one?  Would it be more cost effective for you to rent them both out and live in a small rental until you get on your feet?  Or live with family?  How's your budget.......  so many questions right?  lol  I did say that I'm in credit repair and if you need to get back on your feet it's boot strapping time.  Let me know....we can chat confidentially if that is better for you.  J

I want to say that there are lenders who will do mortgages for amounts under $50K.  Try a credit union or a local community bank.  The bigger banks may not - Wells Fargo might.  PS as a Real Estate Agent you want to start to become familiar with what banks can do for your buyers, this will be a good way for you to get that ball rolling.  They can then send you deals, ; )

Somewhere on here I read about Finance of America.  Did you try there?  I don't know anything about them however it seems like it might be a fit for your situation.

I am trying to understand your situation to see if I can offer suggestions.  What I understand is that Company B has to find a way to qualify for the mortgage on this building for either the amount of the private mortgage ($150k) or the value of the building ($185-225k).  Is this correct?

My next question is this: Is company A and company B owned by one of your LLC's?

I ask this because it sounds like it's a transfer of assets transaction within an LLC - correct me if I am wrong.
