we put a minimum credit requirement of a 650 score along with 3 times the rent etc etc . here is the feedback we received :

Sorry, I am a great tenant and I do not agree nor believe my credit score should be considered a reflection of what kind of Tenent I may and or may not be. Have a good day

I guess we should just take her at her word .

I have a strict minimum credit requirement of 650 as well. Bad credit is a indication not only of poor money management but is a strong indication of how the individual views commitments to others. When bills need to be paid the landlord is always viewed as the bank by tenants. Landlords will get paid last especially those landlords having only a few rental units. When a tenant has poor credit it is a level of risk that will directly impact their landlord. Landlords can accept any applicant they choose, even those with the worst credit, based on their risk tolerance levels.

I personally choose to do everything possible to reduce my risks not increase them through my selection process.

In this case I would reject the applicant based on their attitude. They obviously know they are a high risk based on their defensive attitude.
