@Brie Schmidt does this only apply to conventional loans 4 units and below only? I am planning a purchasinga a MFU with over 10 plus units with a comercial loan.

@Dave Foster for liability reasons when investing in MFR do most people put tittle in an LLC to protect themselves? How should I set up the new MFR to protect myseff from liability issues. I do have an unbrella policy of one million in which I could also increase.

I am looking into buying my first MFR and wondering if I should eventually change the tittle to a LLC for liability issues. I am not sure if the bank will have a problem with that or if that is something easy to do. What are your recommendations when purchasing a MFR and want to protect yourself from liabilities on the property? I would also like to mention I do have a million dollar umbrella policy that I purchased for three other SFR I have.

What are you thoughts? Thanks you in advanced.

Hi BP Folks,

I am looking to do a 1031 exchange on one of my pro[erties and looking into investing in a MFR. Some of the areas I have been looking at have been really diffulcult to find MFR or to make the numbers work. Areas that I have been looking at are KC, Indy, Austin/San Antonio, Dallas, Provo/Ogden.

Since I will be a out of state investor. Is there anyone that I can connect with or can recomend to assist me in this purchase. If you have experience doing this or work in this market, I would like to get your input.

I am looking to do a 1031 exchange from a sale of a California property and want to invest in Indianapolis, IN or Kansas City, MO. Do you guys have any recommendation on wholesalers or listing I see any deals.

I believe for apartments I would need to get a commercial loan that operates in those two states. Can anybody recommend any lenders that finance in those locations

@Garrett Hogan I am staring to lean more to MFR for that reason as well. I could focus my time and energy in less properties in order to find better performing ones.

@Logan Allec Yes, the property is in California. I have never heard of that. I was not planning on selling the property, but keep doing a 1031 exchanges in upgrading to other properties.

@Dave Foster I agree with you the less the properties the less the headaches as well as focus on MFR that preform better than SFR. I haven't heard of that strategy to buy a property cash to minimize the risk. I have always thought the least you can pay on each property the more you can maximize your buying power.

Hi,

I am looking to sell one of my property's and use the 200k in equity to do a 1031 exchange. I am contemplating if I shoudl use that money to buy multiple SFR or 1 MFR. I am thinking the best approch is to use the 200k as a down payment and finance the rest.

I am looking at markets such as Indianapolis, IN, Kansas City. MO, and possibly St Louis, MO.

Does anybody have any thoughs or experience in those marketsl. Has anyone does this before that can help me figure out some of the details.
