What if you posted reviews on itunes under their podcast (and any other platform)?  Not sure if those can be removed or not?  That may help get the message out....

@Bob Malecki some good points, their website isn't the best out there lol!  They offer notes on properties at around 9%.  They are 5 year in term and are backed up the property, so I think that's where the low-risk comes in but I guess that definition is different for everyone.  @Mike Hartzog Jay was the one that referred me to this company :)

I've spoke to at least one BP member about 'Safeguard Capital Partners' and I am curious if there are any other folks that have brought notes with them and how their experience has been (both good and bad)?   The notes they have at at 9% and it seems a decent return for the level of risk....just wondering if I am missing something.

Thanks @Jason Cory some interesting points for me to research further.  Can the buyer somehow request the appraiser to appraise the property as a rental (rather than the 'sales ' approach) ?  Not sure if I worded that correctly....

Greetings BP!

Starting my journey into REI. I'm ultimately looking for passive income and continue with my (non real estate) career. I do not plan to spend a lot of time on it (compared to day job) therefore it looks like buy and hold is the way I need to go? A lot of material I've read says 'money is made at the buy'. I've seen a few Turnkey companies (Memphis, TN, Birmingham, AL & Atlanta, GA) which seem compelling based on my situation but from what I have seen there isn't money to be made at the buy given the markup the providers make. I'm in East TN so property prices are not too bad in this area but a lot of properties I have seen struggle to hit the '1%' mark.

House hacking isn't really as option, we're not wanting to move :). So curious if anyone has advice and suggestions that may have been in a similar situation. Any TK providers in East TN? I have spoken to a realtor in the area but that was a fail, I don't think they had the investment mentality.

I'm open to partnering upon deals but really not sure how to find those people look.  Curious on feedback on TK based on my scenario, am I missing something? Or should I be doing something differently?
