@Kevin S. In addition getting annoyed that to follow a discussion you now have to do 2 taps.. Before it was a single tap. It worked much better in the old app. The key word notification pop-ups are annoying, I think it's new, haven't figured how to stop those yet (but keep message alerts etc).

I'm by no means an expert but I recently brought a performing note. It's a 5 year deal with interest only payments. Having 1st lien on the title and the borrower having a low LTV ratio were the two things I looked for. Of course I verified as best I could that the property value is more than the note:). You need capital and it will be tied down for a while. DM me if you want more info on the company that provided it etc.

@Courtney M. haha yes 'other people are looking', I got that one too.  I guess they were trying to use the 'tricks' that work with those looking for homes.  I guess the lesson to learn is to ask for reference clients that are investors too, if they can't provide any then move on.

I can't vouch for any yet but I've used Keith Wienhold's platform to find TK providers. He has some on his site that he recommends. https://www.greturnkey.com/ No matter which you pick, make sure you visit them in person prior. Maybe even again when you select a property. On a few numbers I have looked at they seem to lack closing costs, which will significantly eat into the numbers, so make sure you take that into consideration.

What's your end goal? You can start off with a S&p 500 fund and then get more fancy as your capital grows. I think the SDIRA is a whole different animal compared to a ROTH. With most of the providers out there, the fees start going down once you get sizable amounts in a fund, think 10k+.

An actual understanding of the investing side of RE. Undertaking all of the costs associated with the investing side, rent, PM, etc. The handful of realtors I have spoken to are completely clueless and are really only interested in closing a deal, regardless of whether it's a good deal or not. I had one tell me not to worry about the numbers are you can make money when you sell.. Lol

Welcome to BP.  @Andrew Fredrickson is spot on with his suggestions.  If you are not an avid reader or don't have time I would highly recommend an audio subscription (eg Audible) so you can 'read' many other books about RE.    I'd also suggest utilizing a note taking app on your phone to keep good detailed notes.   For the meetups if you look under Network |Events on the BP site you can put in your ZIP and see what's happening in your local area.  On a random side bar I've got family that live in Hawthorne :).
