There's been several topics on this company on BP, I would search for them... I think one of them even detailed their journey with the company.... They provide a marketplace for properties with tenants, and provide recommendations for property management, but they do not run the PM....

Welcome @Gabriel Riley to BP.  It sounds  your goals are not too different from mine.  Look out for the BP meeting that occurs typically on the 4th Thursday of the month.....I've only been to one so far but it was a great event.  Hoping to make the next one this month.

Google Keep or any app which saves notes to the cloud so you can access anytime. Good way to keep track of random thought, to do lists etc. Anytime I need to take a note it will be syncd and I won't forget! You can even add other collaborators on it.

What exactly do you need the machine for? Are there specific apps/programs/sites that you use? Are you on the go often or mostly at a desk? Do you have a specific budget and or partial to a particular operating system?

@Eric Schwake Yes I actually just closed on a note a couple of weeks ago with them. It's not been long enough yet to give you feedback on the consistency of payments (first payment isn't due until July 1st) but the whole process is definitely very hands off. So far so good....The LTV values are pretty good (I'm no expert in the matter but from basic numbers point of view I'm good with it) in addition you have first lien position.

I brought it with taxable funds (I don't have a SDIRA at this time).  I'm cool with the tax hit for now given the reduce tax rates this year.   Feel free to PM me if you have additional or specific questions.

He has been on a bunch of other people’s podcasts in addition to the BP show. While it maybe true that those presenters do not endorse or vet their guests, if you are able to get on so many shows, you automatically gain some level of credibility. In additional if have your own podcast and youtube presence that helps gain to credibility.  That's how I first heard of the company.

I spoke with one of their reps a while back (before reading all the stuff on BP).   There was a sense of unprofessionalism about the person I spoke to, hard to quantify, just a gut feeling. I then asked about any reference customers. His response was something like 'we had a few customers that acted as references but they got inundated with calls because so many people want our product so they don't want to do it anymore.' That helped me make my decision on whether to proceed with them or not. During that call I asked about inspections, appraisals…I suspect those are not the type of questions they want to hear because after the call I got one email and not heard anything after that. After that I did some additional searched and found BP forum……

From a search I did it looks like some of those other folks that hosted him on their show have taken those podcasts down.  Some still have it up (but maybe they are unaware of what's going on).

Hi

I've come across an opportunity to provide a note for a property in Rushville, IN.  I'm curious if anyone has feedback on what that area in like in general?  The property is located on 'W 8th St Rushville, IN'.   Anything I should be aware of?  Want to make sure it's not a war zone or anything!
