It seems like there are some very debatable pros and cons when it comes to property managers. To me it doesn't matter because you have to manage one or the other at that point the question to me becomes which one can I hold to higher standards, higher expectation!

1st off....welcome to BP!! Great place for newbies and experienced investors. I encourage you to poke around the site and learn all you can. The Tools are very helpful and up to date, the webinars are fun and educational, I've heard good things about the podcast, the @Account Closed team is helpful and very responsive, ....I really don't have any negatives to speak on about the site. Check the condition of the roof, siding, windows, pavement, lawn, deck, porch, driveway, garage door.....walls, floors, light fixtures, switches, outlets, furnace, AC, pipes, stairs... @Alex Knights I am so glad you posted your thoughts prior to running out and making a deal! The posts made by @Mark Kao and @Andrew Beaver are both important points.

My idea would be to use the HELOC as a down payment with a Hard Money loan to purchase the MFR, then Refi after the set seasoning period. Again, you need to consider the LTV/Equity.
