Walk-Through on Property With No Utilities On

I am going to do a walk-through on a FSOB 3 story triplex (3beds, 1 bath per floor) that is within walking distance of a major college. Property has been vacant 3 months and there is no utilities turned on property.  The seller definitely wants to get out from under this property as he offered seller financing right away.

Any tips or suggestions on things to look for during a walk through where there is no utilities on? I know to check pipes (on city water so water should be flowing), but any key points I may overlook?

If I like the property and see worth in it, then I will bring my GC in to do a full inspection so this will not be my only look.

Any insight will be appreciated.
