Maybe late to the market, but I have recently started to explore the Waterbury market and would be interested in any insights you can provide. I am looking for a decent 3 or 4 unit that is appropriately priced for positive CASHFLOW. Love to also connect with an investor friendly agent and a property manager. It’s see like a tough market to break into and the retail agents don’t care much for out of state investors.

I would agree.  It’s a good back of the napkin but it’s not good for go no go

I would also be interested in the percentage being used for total expenses. Some say approximately 50% of gross rent but I find that to be very high and greatly reduce ROI.

I am in contract for a rental property that needs a complete rehab. The seller considerable amount of the materials and some appliance which are included in the deal. How should these items be factored into the construction estimates. I want to have contractors walk through and prepare pricing scope of work.

Thanks Chris, recently I have been listening to different podcasts and reading as much as I can on the topic.  This is all part of my learning process.  There is so much information out there and I am not sure how best to filter. I have always trusted PB to point me in the right direction.
