I am in NYC with similar interest in the Waterbury and surrounding areas. It’s been difficult to find investor friendly agents with knowledge of the area and willingness to collaborate with out of town investors.  Most are non-responsive of somewhat jaded.  I have traveled there twice but could not comment intelligently on the true nature of the area. I picked this up through my local agent.  By turnkey I meant I could have a tenant in with very little work. I agree that it’s a bit overpriced but my comps were also much closer the the asking price.

I am zero for two in the Buffalo/Niagara market where my deals (now I question if these were good deals to begin with) fell through my hard money lender refused to fund the loan because the appraisal came in $40k less than asking price for a turnkey property. In another fix and hold the appraiser calculated an ARV that is almost 60% lower than what my agent and I agreed. These could be rookie mistakes in my part but welcome.

I am not physically there but I made a trip this past weekend to check it out and got a lay of the land. It has potential but obviously would require a team on the ground.  I am still looking to source the right team to get things started. Will accept any connections or recommendations.

I was in New Britain CT this weekend trying to get a sense of the opportunities that are available in that market. Anyone active and can provide any insights. I am looking for 3-4 units with positive cash flow. Unsuccessful finding agents that are experienced with the investor community.

I am seeing average  asking price $150k to $180, but most of these are older houses and the rents for a 3 unit is grossing $21k to $24k. I am thinking that they will need some additional investments in short order.   

I am looking at New Britain and Manchester as well.  It’s still difficult finding Investor friendly agents to work with in these areas. Most of the agents are in the retail market which is very different as all know.
