This is huge for motivation!  Well done!!  I am hopefully closing on my 3rd flips next week and I can relate to the cussing plus praying and cussing... and was ready to give up. I take courage in knowing that a project can go up, down, sideways or stagnant.  I made a loss on all three deals because of rookie mistakes. You piece helps me to dust myself off and get back in the game.  Thanks.

I have a 1031 Exchange related question . Is the capital gains calculated on the gross income (difference between purchase price and selling price) or are you allow to deduct some expenses such as rehab cost, etc.

I have a property in contract and I am looking for a 1031 Intermediary in this area.  Any suggestions?

  I am in NYC. I am aggressively looking for my replacement properties. Can you used more that one property to arrive at the replacement value?

It works great. I used it for a short period before I was able to get a renter in the property.   Unfortunately I am still paying a reduced monthly rate.  You have to go with a 12 month plan or an expensive outlay.  Hope this helps.

Nicholas, very well articulated. I will look to follow your lead. I recently completed a rehab and I am still waiting for a buyer. My agent is suggesting that the holiday season to a negative factor. I am considering dropping the price, then I will move to renting as an exit strategy.

I am completing a rehab project in NC and I looking for a home security company to monitor during the marketing to close. Most are offering a 3 year contract. There is not internet in the house, so the system has to be cellular with remote monitoring. Do you know of any short-term or system that is portable if new owner does not want to assume a contract.
