@Kurt Pauley, Thanks for the mention.  I've been meaning to try to make it to one of your meetups.  My work schedule often doesn't allow me to get there at any decent time.  I will make it to one eventually.

There are quite a few different meetups on meetup.com for the twin cities.  I have not attended many of them due to my work hours, but I know many investors find value in them.  Talking with a local lender like @Tim Swierczek and an investor/agent like @Jordan Moorhead, they should be able to provide you with the information you are looking for on the local markets.  

@Isaac Kuehn,  I have very limited experience in this area but I did explore the idea for a while since it seems like an obvious place to find deals.  My approach however was to find all the estate sales in the areas of interest and call the auction companies to ask about the real estate where the sale is being held.  Every single one said the real estate is already sold.  However, before I knew anything about real estate investing, I went to an estate sale just a few doors down from my house in Saint Louis Park, I was curious if the house was for sale but the estate sale employees didn't have any idea.  I went to the nextdoor neighbors house, knocked on the door and asked if she had any phone number to anyone else in the family of the owner.  I got the owners daughters phone number, found out they are very interested in selling, then sold the phone number to a real estate agent that was also a flipper for $1000.  So, long story short, there are deals to be had from estate sales, I just have no idea what would be the best plan of action to find them.I thought I would share my experience though.  Like @John Woodrich said, one party typically wants to keep the property or they sell it through a realtor.  One of my current tenants is a recent divorcee where the other party kept the house.  Best of luck!
