My actual tenants have my personal cell once they have been there for a couple months and prove themselves as being considerate.  Prospective tenants get a google voice number in the local area code.   Congrats on the new property

I have a rental in St Cloud.  There are definitely areas you'll want to avoid in that city and areas that are pretty good.  Rents can be good in the right areas as well.  It all comes down to getting to know the area, getting to know the city development plans, and finding good contractors as others have mentioned.  I am getting acquainted with contractors there currently.  Ive had a few bad eggs already.  I work close enough to st cloud to be worth my time, but if I didn't work nearby,  I probably wouldnt invest there.  Thats my limited experience. best of luck!

@Daniel Tisdale. What you see as the future and what the actual future brings are going to rarely be the same. A deal that does not work from the beginning is inherently much riskier than a deal that works. If your portfolio allows you to take more risk, sure maybe it’s worth it to you. But for 95% of real estate investors, this seems like a bad idea. No cashflow, NO Deal. Also, a negative cashflow property will have a negative impact on your debt to income, making it more difficult to get further financing while you are waiting for the Austin market to increase rent.

@Jordan Moorhead is a local agent and investor, he also hosts a meetup.  @Tim Swierczek is a loan officer here in the cities and he has several rentals as well.  Between the two of these guys you'll be able to get loads of information about the twin cities market.

Hi @Preston Zimny,  smaller towns further from the cities can certainly be profitable.  I invest in St. Cloud in select areas.  The most important thing is to study the market you are interested in.  What is the demand for rentals, what industries are there to bring in jobs,  how many homes are being built compared to the number of people moving there etc etc.   There are certainly deals out there.  Best of Luck! @Jadde Rowe, @Tim Swierczek is a very experienced loan officer that also has several investment properties, he self manages them as well.  A good agent to get you started would be @Jordan Moorhead.  He knows the twin cities well and has several investments.  There are a few investors on the forum here that have a few properties in St. Louis Park and Hopkins.  @James Woodrich and John Woodrich are a couple names that come to mind.  I live in St. Louis Park, but its my personal residence single family.  I can share what I know.   Best of luck!
