With that big of a LOC, and yearly salary, reaching 10 properties in 10 years should not be a problem. You have a goal set of $1000 free cash flow per building, this will be a hard number to hit in a single family or duplex but should come easier in a tri-plex or 4 plex. The market is hot right now, so you will be in competition with all the other investors that have similar goals to yours. Starting to network and building a team now will be vitally important to find those off market distressed deals. With a LOC like that, the Brrrr strategy could be an excellent choice for you. 10 years of one 4 plex per year will be 40 units. Sounds amazing. Reach out to others on the forum that have accomplished what you are striving for and most will be more than happy to talk strategy. Studying your market and becoming educated will give you the best chance for success. Best of luck and be sure to keep BP forums up to date with your progress.

I am wondering if anyone knows a good plumber in St Cloud Minnesota. I need an illegal basement shower fixtures removed and pipes capped. I’d do it myself but the inspector saw it and will be looking for the permit which I will not be able to get. Thanks in advance!

I am just about to become a landlord.  I have signed documents ready for a move in on June 1 of 2018.  I closed on April 27th, did a bit of touch up paint, cleaning and got the yard all cleaned up.  Posted for rent and two weeks later I've got a qualified tenant ready to go.  Rent is $1425/month which will bring in just shy of $550/month.  There were many fellow investors on BP that helped make this happen.  Time to rinse and repeat.  Thanks everyone.

@Yonah Weiss So, these are things like A/C, furnace, roof those types of things? The previous owner put in all new windows as well.

Thank you @Yonah Weiss and @Natalie Kolodij.  So, what is the difference between a 15 year property and a 20+ year property? I am assuming a single family home used as a rental is a 27.5 year property?

@Yonah Weiss Thank you, WOw! That is great! How might I be able to figure out just how much depreciation is eligible? And if you depreciate everything in year 1, are you still able to depreciate the building over 27.5 years?

@Yonah Weiss So, just so I am clear, as I am even more confused after listening to the podcast. I purchased a SFR in April of 2018, it will be rented out starting in June 2018. The home is from 1910. So, is the "placed in service" date June 2018? or is it back when it was built back in 1910? And since it is not new construction, does it even qualify for bonus depreciation?
