I think Grays Ferry has a range of pricing as well.  Farther North demands higher than towards the south.  I have purchased a few properties in the area, all less than the $100k mark.

@Adam Lopate If i was in your position, I would just wholesale this property for more money than you would get flipping and save yourself the time and troubles.  I am pretty active in Brewerytown and know that there is likely a spread if you wholesale.

@Gaurav Bhasin leveraged returned yes you can get in double digits pretty easily in a few classes.  Unleveraged returns are not easy to obtain double digit returns in better classes

While I have put abatements in on certain properties and have not on others.  I can not really tell what is the better approach.   It appears that an abatement would be cheaper in the long run, but considering how much land assessed value increases it may not be.  Similar to @Kristy Pedersen a lot of people have faced this issue and there is even a court case on the increase in land value because of abatement that was published in philly.com.  I think $530 dollars a year is a bargin and I personally would not touch it.

@Andresa Guidelli that sounds about right.  I think they have to do a yearly inspection too, which adds more $$ into the mix.

@Jamir G. If you are a finance professional I am sure your time is much better spent finding the labor to finish the job.  Good guys are out there, but I agree they are hard to find.  Another option is that you can sell the property as well.  Property prices seemed to have strong growth in Philly and investors are still buying.
