@Mayer M. definitely want to see what ends up happening here as it is good pricing in my opinion. I got a leak-free guarantee/warranty from a roofer once that was 5 years! It was amazing until all 5 of the roofs he worked on leaked and he was nowhere to be found.

@Mayer M. are you doing the management yourself.  $107 is a good number to budget.  I would be interested what the number is after you are done.

@Alyse Oz Maybe your best bet would be to hire a General Contractor/Project manager.

@Troy Sheets haha about finishing basements for free.  There is definitely a cost to that, but for some reason I forget to budget for them appropriately as well. I agree $100sq foot is a definitely a good number to start out with, but also think it can easily get to $110 sq foot with extensive joist repair and masonry.

@Jonathan Gomez I think you need to first start with a better agent.  Calling would likely be the answer in every city but Philadelphia.  You will likely be on the phone too long and get a lot of wrong answers.  If it is RM-1 already and it meets the criteria for a duplex based on the RM-1 rules then you should have a legal duplex.  If it does not meet the rules you have to go through zoning which is a long costly process.

@Neal A. Yeah I tried looking at craigslist, there were not close comps at the time.  I can see northeast having a lot higher demand.

How many offers did you put? Who is the RE agent you are using and why is he ok with putting so many offers in for you when you do not have a defined criteria? What is your target areas by neighborhood?  Searching all of Philly for this seems like a nightmare too me.  If I was your agent I would define 2-3 target neighborhoods identify if the product exists in those neighborhoods and go from there.  I personally think you should easily be able to find this.

@Neal A. what rates are you seeing for your garages? I only have one in west philly and I rent it to one of our handymen for $250 a month.  Just wanted to see how reasonable that is, it is hard to find comps.
