Looking for funding on deal in Philadelphia

Looking for financing for rehab in up and coming Philly neighborhood of Brewerytown. Would need 200k all together for the purchase price and rehab. Purchase price is 108k. I already have a written quote of 80k given by a licensed contractor. The basement was already dug and repoured with french drain. Inside was already gutted and demoed. In shell condition for quick easy rehab. Project should take 3-4 months to finish, and be ready to go on the market for spring. House on same street sold for 249.9k in Dec 2018 with similar house dimensions. I am also sure I can cut some rehab cost during the purchase of materials. 

Purchase Price- 108k

Rehab- 80k

Arv- 250k

over 20% ROI

@Adam Lopate If i was in your position, I would just wholesale this property for more money than you would get flipping and save yourself the time and troubles.  I am pretty active in Brewerytown and know that there is likely a spread if you wholesale.
