we hang our own banners next to and on corner properties we own.  They do result in some phone traffic.  Haven't researched getting an actual billboard on the lots as I am pretty sure billboards require permits.

I have a few properties in grays all nicely rehabbed.  Some do very well and others will sit on the market for some time with needed price drops.  The rule "stay north and east" does completely stay true in my experience, so it is a hard market to figure out.

What about House Meter for electric? That's another ~$30 a month.

19121 zip code is not the easiest area.  I would be interested to see what blocks your purchases are at.

For all those investing in Philly that are promised a 6 month term.  That should be your first clue not to invest with that person!  By no means do I have my systems perfect, but I do have some efficiencies.  I am generally 9 months settlement to settlement and will only take lending at a 12 month term.  Our properties are originally built in the 1900s! Everything is wrong with them!  I really hope he was "genuine" enough to record a mortgage.

I am an investor and real estate agent in Philly and have some family in Pittsburgh that have been encouraging me to invest there. I wanted to take a look at a couple properties and found that my Bright MLS was not working in Pittsburgh are you guys using another MLS service? Is it West Penn MLS, what are the costs associated with it?

8% and 1 point, I wont go any higher than that for private investors. All they are bringing to the table is money and that is plentiful.
