I tend to put more blame on the government. However I believe government, who we choose to lead us, are a reflection of us. In that respect we deserve what we get. We need to change. So the government can change.

Some basic questions.

1. How do I find, or where do I look for, small (residential 1-4) mutli-families that needs some fixing up, in NJ?

2. My strategy is to hold them, but just curious to know the possibilities of flipping residential multi-families

3. How do I find the going cap rate or GRM of a neighborhood?

@Joshua Dorkin Yes I have seen the fliter; it is good but limited in use I think.

I meant the standard advanced search. I am sure you have seen it. You can look at other bulletin board software as inspiration (e.g. I just looked at phpbb and one another)

For example I can think of..

  • Search in content types: forums, articles, blogs etc. One chooses one or more options.
  • Search by user names - I want to know all the posts of one expert in Marketing forum for example.
  • Find threads started by a user
  • Search for forums with at least/at most n(type in number) replies
  • Sort search results by last posting date, number of replies etc.
  • Search entire posts or titles only
  • Search in Forums. (Btw, what are categories?), so I can choose which forum in advance.
  • Etc. etc.

@Ibrahim S thanks for your insights about Newark and other areas and also the tip "What you DON'T want to do is to go into a rental area with a 'rehab to flip to a retail buyer' strategy". I am thinking of focusing on 1-4 multifamilies now.

@Joshua Dorkin Not sure if it is mentioned elsewhere, I would suggest a better/advanced search feature. I think It would help many to take full advantage of it. I don't mind this being part of paid membership.
