You know what, I received my first motivated seller from NJ call today and boy I was least expecting it. I hadn't even started my direct mail marketing campaign. I had a basic web site setup couple of weeks ago (I was ignoring it, and not ready for public view) and someone looked it up and called me at work today. LOL. She sounded panicked though. She had a free and clear house, with she said minimal work needed. She said she is exploring all options when I asked why not an agent. I wasn't prepared to talk to her. I tried to explain to her what I do. She wasn't willing to give her address or phone number. She said she will call me again tonight. May be she won't but it is OK. Suddenly I am pumped, and got first-hand experience that this works and people call you out of nowhere! I need to be prepared with questions that I need to ask. If she calls me again and if there is any progress I will post it here. I mean to be honest and be up front with what I do. I know it will take a few such calls for me to be good at it.

Douglas Larson great advice thank you. I wanted to know how can find potential candidates as a starting point, to talk to them and then to try to get a relationship going like mentioned.

@Trevor Ramos Spend plenty of time in BP read up the forums and blogs on Direct Mail marketing. Listen the BP Podcasts that interviews wholesalers and rehabbers. Plenty of experts here with golden nuggets. You will learn a lot and at the end of it I am pretty sure you will have plenty of insights on what to do next.

@Trevor Ramos One suggestion: Go to local REIAs and network. Find out who the experienced wholesalers are and ask them how you can add value to their business. Understand that people will be reluctant to help you for free spending their valuable time and create competition. However if you can bring deals to them they may. Don't give up and be persistent. Good luck!

@Bill Mitchell same here, I have learnt to take most things that most people say with a grain of salt. But not sure why, may be my age, I am beginning to agree with some points he is making. Some I am not sure.

@Account Closed @Bill Mitchell What Peter Schiff correctly predicted. It is hard for them to do the taper. Can't justify it by looking at the economic indicators. This is not good at all. I think asset prices (along with properties) are going to be inflated. The mortgage rate should go down. I don't know how long this will continue.
