I am trying to sell a 3 bedroom townhouse and would like to have it professionally appraised before I do. Any recommendations in NJ, precisely Central NJ?

@Joel Owens it was a good post and I do not think it is wholesaler-bashing at all. Rather it is a scenario depiction of wrong way going about wholesaling business, which happened to be influenced by "gurus". His subsequent post summarizes it well and there is something for wholesalers to learn here:

"Nothing wrong with being a wholesaler if that's what you want to do. If you show total control of the property and it's a deal the buyers will find you.That's for any niche of real estate."

At the same time I agree. and it is painful to see, there is some tendency to jump out and criticize wholesalers for "not being successful" or "not being persistent" or "not showing up again in BP" or "not presenting deals" or whatever. Why single out the wholesaler alone? Is it not true for other type of investors, and heck even all walks of life?

I heard from an rental expert, and I thought it wade sense, that it is great to rent (not own) expensive/large properties (you get a great deal being a tenant) and then to own several not-so expensive properties to rent out to others (you get a great deal being a landlord). In the first case the rent-to-value (RV ratio) will be much less than 1%. In the latter > 1% (inching close to 1.5% or the 2%).
