@Victoria Ghafoor I see you are doing big deals. You should of called me on this. I have a developer contact that may know someone in PA. He has built about 1200 homes. I will ask him if he can refer anyone. Any update on the title for the East Orange property?

@Hugh Ayles Single Family four bedroom, two and a half baths and finished basement 1700 square footage. Hopefully that is enough information.

This is a question for anyone who has completed a flip in the last twelve months. What is your typical or average cost for renovations on a total rehab? What is the average for a medium rehab? Thank you in advance for your help.

I would look at what the rental values are in that market and consider doing a subject to deal. If you can cash flow the property and make a desired amount each month then it may be a deal for you to pursue.

I would suggest that you know what the NOI is. I don't know if the 9.32% ROI is based on net operating. That is a solid ROI, Also, you want to have an idea appreciation value in that area. All the best.

From my experience there's not much to it. You should show up and receive a check. The buyer should sign their docs and you should be finished within an our unless some problems arise.
