Just market the property like any other and when people call you can explain the situation. If the numbers work an investor will buy it.

I wouldn't do it. Even if a traditional buyer wants to buy the house I doubt they are going to put down $20k unless they are getting conventional loan at $700k. You should have a contingency period of 14 or more days hopefully. You could agree to put that money down after the contingency period this way you will know if you need kill the deal or not. That's my best advice.

I am working on a commercial deal in East Orange, NJ. How do you determine what a commercial rental unit price? Comps are all over the place and I would like someone to give me some input.

If I could make $456 a month on the property I would consider doing the deal if that met my minimum deal standards. If you are factoring for capital expenditures reserve then it wouldn't make to much sense in my opinion.
