Usually investors ask from an amount that they feel will have the buyer vested in the deal. In other words an amount that would make it hard for the investor to woke away from the deal. That could be one or two percent of the purchase or more. Investors will tie up your deal if they are not vested.

I'm sure an agent would love to help but they would want you or the owner to pay a commission. If you have an attorney you should be able to have them handle the paperwork. Lastly, you could have a title company handle the paperwork and they should be able to guide you through the process. Hopefully, this will help you.
