@Rob Beland I thought I wasn't crazy. I was surprised at his opinion of the property. The value is the value today. I told him that the property is worth what someone will pay for it. I also told him that if his numbers were right the deal would be sold in a couple of days.

I spoke to a seller of a property of a property today in regards to a four family in Newark, NJ. When I look at the comps in the area the deal didn't give me the ROI I was looking for. He tells me that if I use the income approach the property is worth double what he is selling the property. When should I use the income approach? I look at the comps and ROI based on rental income. I would like to know when the income approach should be used and not used.

@Isaac Rowe I have a two family in which I own the note. I am in the process of foreclosing on the property. It is at 9612 Manor Av Cleveland. This is the first note I purchased and It seems to be in a bad area. I am going to be looking to sell this property when the foreclosure is completed. I will be looking to do seller financing in order to maximize my investment. Are there any investors  buying the area? Any feedback would be appreciated.

@Courtney Merricks My best advice to you is to always make your conversation in relation to the market. It is never you vs the seller always the seller and you against the market. You have to present the whole scenario to the seller and show her what makes sense for you as an investor. You can give her the price she wants on your terms or the price you want on her terms. That is a fair negotiation. Hopefully this is helpful. If you have anymore questions please let me know.

@Derrick Craig I am doing due diligence on this property and it looks like the area is below average. What is your opinion of the area? Can you give me an idea of the repairs that need to be done? Cosmetic or medium rehab? Are you only looking for cash or will you do seller financing?
