What type of credentials do lenders look for? I have a LLC that I created recently and would like to borrow money to do deals. It would be my first time borrowing money through my company. I was someone who was hit by the recession with my personal credit. I am looking to see if I have a chance to get a loan for my real estate business. Any feedback would be appreciated.

@Anthony KondorYou have to figure out what terms work for you in order to cashflow the property. The terms may need to be $23k at 5% interest for 30 years with a ballon payment in 5 years for example. Maybe the interest needs to be higher for the seller or not. I would first look at what makes sense for you in order to cash flow the property and start there. Once you know what you would like to cash flow the property at you can figure out the terms.

I am looking to see what lenders are looking for in order to fund 100% of a deal. I am someone that is new to investing and would like to know how to "break through" to get financing for my deals. I am to find deals but have a problem getting the financing for them.  Any information would be helpful.

I am trying to find out from other investors how they are doing with their fix and flip REOs they brought. Were you able to sell in a reasonable amount of time? What has been or is currently your experience with the REOs you purchased? I would like as much feedback as possible. I am wondering if the credit crunch on the mortgage side has negatively effected their plans to sell their properties.
