I've found in many cases you don't really need to disclose where you are getting your financing. Jon is right that you should speak with the listing agent. Every deal is different.

I recently had a deal where the contract was written with an attempt to get conv financing and when it fell through at the last minute we went through a private lender. The seller at that point was just happy the deal was done.

Sounds like you might be jumping into this. Have you checked the current title report to insure there are no liens. You may want to do some more due diligence. You can make a lot of money in this business however you can loose your shirt too.

I typically try to just do a good old paint and pergo job minimal work. If you get the contract for a great price you can wholesale it to an investor that wants to renovate though.

I only write contract on properties I feel I can wholesale or do MINIMAL work on.
