 Good question! I don't ever stage my flips, but they are all much lower in value. I'll have to check comps to see if I need it.

 Rent was $2,200 a month. I needs less than $20,000 in work. Some carpet, paint and minor stuff

I've seen the bank offer 10k on a less valuable house to non tenants. Not saying I agreed, but I saw it. I am sure others have paid much more. Well worth it to me.

Well the lease was up january 2017 with another option to buy for 3 months after. Worst case i waited a year and a half

I bought a flip in November of 2015 that had a tenant in the home. I bought it for $535k with an ARV of $845k. The tenant claimed to have a ten year lease that was upheld by the courts after the foreclosure. The Bank sued her twice to get her out with no luck, so I took on the challenge. We agreed to cash for keys in July and she moved out August 1st!

I just wrote an article on how my rentals have made me over 1 million in equity over 5 years, while I invested less than $300,000, plus they have great cash flow. They awesome thing is after a refinance and selling a couple I will have negative money invested in them!

My thoughts are that is not much cash flow for the risk of building new and building duplexes, which will have limited buyers if you ever want to sell. I've always wanted an awesome deal when I invest and that is tough to do with new construction.
