I bought a flip in November of 2015 that had a tenant in the home. I bought it for $535k with an ARV of $845k. The tenant claimed to have a ten year lease that was upheld by the courts after the foreclosure. The Bank sued her twice to get her out with no luck, so I took on the challenge. We agreed to cash for keys in July and she moved out August 1st!

This is probably the largest sum someone has paid in a cash for keys scenario. My wife doesnt like when I offer them $500, lol
