So add that into the equation and I suspect your in that nice 7 figure revenue range.... !!!!!!  And who said a RE license is a hinderance and you dont' want one... people that make those statements I jsut cant understand.  being a high producing broker opens many many doors for you.. I know it has for me.

The real estate team is doing great and the blog does well too!

@Mark Ferguson great news. People are definitely key to this business. You might consider some direct mail marketing to help you increase those margins. It could also increase the listings for your sales team as well.

I have done some in the past and we do a little now.  I found in the past it was a little too much on our plate.

I need more contractors to do that

Don't have enough to keep you busy so you want to buy out of state? Are you going to pursue turnkeys or look for distressed deals? Any particular part of Florida? We have had tremendous price increases in SW Florida and lots of investors are now sitting on the sidelines. Are you doing 1031 out of your rentals or just biting the tax bullet?

I love rentals and want to keep adding to my portfolio.  Flips are great, but short term income. I like northern parts of florida. I have just been paying taxes on the rentals I have sold so far.

Yikes, I wasn't ready for that question. I added them all up and got to $625,000. That is an average of $48,000 per flip, but that is skewed because of one that will make me over $180,000.

Haha, my assistant and I joke that we are both a bit crazy.

Hello Mark, sounds like things are going well there, I also live in Denver, my associate was doing flips in Denver until  the property values kept moving up, we have moved our operations to West St Louis, let me know you would like to expand your business?

I am still finding enough deals here that I don't need to expand at the moment. Maybe at some point I will, but I think I would expand to an area where i want to buy rentals as well.

A variety of everything.  I keep some and wholesale others.  I also do hard money lending so I try to use it as a service for my borrowers as well.

Always looking to add to my rental portfolio.

Cool, I know an investor in that area who is buying flips and rentals. He may be a good one to add to your buyers list. You can PM me.

@Mark Ferguson, how do you set up your MLS search to find distressed properties? Do you use key work searches, or other criteria to find what you are looking for?

For the most part I search MLS without key words. I search everything in certain areas and price ranges and check hot sheets about 5 to 10 times a day.

Congrats, this is amazing.  Very motivated by your post.

I feel like the MLS is very hard to find deals on in my area (DC, MD, VA) but perhaps I am not utilizing it well. That being said I am killing my direct marketing right now and my response rate is higher than it has ever been, about 3-4 deals per month.

Here's to your continued success!

Nice work!  Are you keeping those deals yourself or wholesaling them?
