Start now. Use pictures. Post everywhere, use non-exclusive RE agmts, screen using TransUnion SmartMove. Who cares if you’re bombarded - I think you have to juggle it all. Give yourself a few extra days/weeks to allow for construction delays. I made the mistake of waiting until I was done and paid dearly with months of vacancy during winter months. It never hurts to get ahead!

@Jon Mulholland - i will say so far so good!

i use Venmo for rent collection and its super easy

so far - the TransUnion is pretty comprehensive - shows diff pricing options to collect info ranging from $20 to $40 per applicant. Results show reported income (you should verify though using paystubs or what you prefer), credit score, all revolving accounts and statuses, fraud history, if any, criminal background, eviction history and TU gives a recommendation of either accept or decline. You also have the option to pass along the cost of this to the tenant, if you want. 

DocuSign's free trial allowed me to upload my PDF of the chicago lease and add places for signatures and initials, including my own.

@Peter Halliday thx! for some reason the link to CAR yesterday was not working but i did double check the File Place under "Tools" and sure enough @Brie Schmidt 's 2019 version was up there!

it was easy to use and fill in and i later went and used a trial of DocuSign to upload the lease and send to the new tenants! I also ended up using BP's recommended site TransUnion SmartMove to handle the application, credit, criminal, eviction, etc. background check! All info gathered from here on BP! Thx everyone!

@Adam Sawyer  - searching forums here for DocuSign user experiences and came across this thread... any updates to share? what was it like? easy? cost? thx!

i am thinking of using this but i am a lawyer and even though we use docusign a lot in legal stuff.. i still kind of like good ole fashioned ink but my prospectives are out of town too.

Hello all! I am wondering how one goes about purchasing insurance for a parking spot, assuming it is required? I contacted my insurance company Geico where I currently insure one of my rental units. They do not sell separate insurance but advised that liability for the parking space could attach to the residential policy and or my current existing automobile policy. My concern is that I do not occupy the investment Property and I do not reasonably foresee any association between my private personal vehicle and the parking spot, which would be least in conjunction with my residential investment. Can any investors lend insight into costs associated with purchasing parking spaces? I’m interested in buying one or more and expect the following costs: Cost of space itself Taxes HOA fees, if any Anything else? What about the general process? Does it differ much from traditional RE transactions? Thanks! Maria

hi! i am selling my Aurora CO property FSBO and am looking for a reputable flat fee listing service. can anyone recommend? i have looked online by simply googling but the options are quite overwhelming and the fees vary widely. any insight from this awesome BP community would be most helpful!
