@Jeff Burdick - maybe you could call the garage builders in town and see if they could take some of that off your hands or maybe they can point you in the right direction.

What is the average labor/material cost to build a 2-car framed garage in Chicago? We need concrete poured too, along with electrical.  We realize this may require permits, etc. but are looking for a general range

hello all! i am wondering how you all estimate repair/rehab costs when you don't have a GC or contractor readily accessible when seeing a property? i have some ideas on things like costs for granite countertops, appliances, refinishing floors, etc. but what about the more complex stuff - how do you all estimate this? 

I found a website called Homewyse that gives low and high estimates, but i am not sure as to its accuracy or reliability. 

Thanks for any advice, leads, additional websites or GC recommendations in Chicago!

Still looking into LLC/S-corp for tax strategy - incidently was just listening to the BP podcast on this and Brandon Hall had some good points just like @Thomas Franklin!

Right now, I'm only interested in residential and as far as I know and feel comfortable with (risk wise) is condos, of which there are plenty here in Chicago proper. SFRs are either expensive or require too much work in terms of fixing and I know I'm not comfortable with taking on that kind of project. I am interested in 2-3 unit flats or walk-ups, which I guess is the equivalent of duplex, triplex speak on here. It took me a bit to narrow down my interest and capacity for risk but again, I have the BP community to thank for forcing me to think it through!

@Dorothy Wulf- nice to meet you here too - please do keep me in mind and I will you as I begin this amazing growth opportunity!
