Isaiah Lopez i would rent out CA and rent In NC or live on base if you can. It didn't sound like you are ready to buy in NC. My brother is in NC at Lejeune in the Marines as well. Is this a normal and/ or fair exclusive listing agmt: 6% to seller agent 2.8% to buyer agent That's nearly 9% gone off my sale and doesn't include other costs I won't sign because this doesn't seem correct Thoughts? Thx!

I wonder the same thing too - I don't use the Calculators on here I use a similar calculator accounting for expenses etc but I otherwise try the following different approaches: - I always try to see if the would be NOO units could pay for the entire mortgage, costs etc on their own while having me live rent free - if so, then to me it's at least at first glance a good deal - if the numbers don't work then I probably need more money in the deal

Alysa Phalen sometimes the best action is no action at all. I agree with Bill S. - take your time to figure out what you want, your risk tolerance, study markets and find out some creative options. You could, however: - sell and 1031 in Florida, Denver or elsewhere; maybe partner up with someone? - refinance cash out and invest in Florida, Denver or elsewhere thereby avoiding all the 1031 stuff - refinance cash out and spend - refinance and improve the property - convert to condos and sell then 1031, etc - hold and do nothing except maybe increase rents I am sure there are more ideas out there but it's clear you have quite an bit of options! Take your time and decide what you want

@Natalie Kolodij - yes basically that is my question - i don't mind a tax consequence so long as its on the portion i actually occupy....

@Jeff B. - so even if in the example, the 2 units were "valued" (whatever that means - purchase, sale, appraisal...) at 299k (2/3 of 450k purchase) and the reliquished sold at 200k?

i keep reading mixed opinions

the BP podcast with Brandon Hall suggested that you could do this so long as funds allocated correctly and valuation was there...
