Hi Martin,

We target people with at least 50% equity, homes in zip code areas we like, at least 3 bedrooms, homes under 200k, and we exclude trusts from our lists.  I'd recommend checking out podcasts that Michael Quarles and Jerry Puckett are on - they are marketing gurus.  

I don't think I've ever heard of anyone singling out female owners.  But hey, you could always experiment, I guess.  :)

Hmm... well, I'm not as active on the forums as most of you but I listen to lots of podcasts. Here are mine: 1. Grant Cardone (He'd be my coach/mentor. I love his energy, not to mention he couldn't care less how crazy other ppl think he is. 10X baby!) 2. Michael Quarles (He'd take all my calls and use his mad neurolinguistics skills to help close deals.) 3. Jay Scott (He would be my project manager, of course!) 4. Brandon Turner (so he can make cool videos on my site!)

Hi Leland! Most of us have been where you are... with so many options and strategies that people talk about in the forums and podcasts, it can be a bit overwhelming. As others have said, take your time and don't rush. These days I am trying to do what rings true for me. It seems like once a week I am discussing using leverage as a strategy purchase buy and holds (we are currently wholesaling to build capital), but then I shy away because I'm not a big risk taker. So, I have to ignore all my temptations to chase all the "shiny objects" and focus on doing one thing... wholesaling. When we hit our financial goal there, then I will start worrying about buy and holds. As mentioned already, start trying to consider what your long term goals are. Do you like your day job and want to use real estate as your get rich slow scheme, or are you really hoping to change jobs? If you aren't holding property long term but are doing flips or wholesales instead, many would say that's working (not investing). The great news is, you don't have to get this all figured out today. :) Don't let that 20k burn a hole through your pocket and spend time going to REIAs, reading, listening to podcasts, etc. In time, something will click and you will know which path seems like the best fit for you. Just don't quit and don't give up, ok? There are lots of amazing people here who are willing to help! Hang in there and welcome to BP!

I love stories of humble beginnings, and being stuck as a renter will definitely help you be empathetic toward future tentants of your own.  I remember not too long ago how I was living in an apt in the hood all so I could save for a down payment and buy a house of my own.  Though I really hated the neighborhood, that experience helps me remember not to judge people living in less desirable neighborhoods.  After all, I was once one of them. :)

@Jon Carter, if you go the search field in the top right and type in "Wholesaling" you will get see different areas on the BP site where wholesaling was discussed. I'd personally start with the podcasts. Once you've listened to some podcasts, if you still have more questions, just private message me or call me! I think the best advice any of us can give you is to go to local REIA meetings.

I apologize if I didn't catch you are already going to REIAs or if others have already suggested the podcasts on wholesaling.  This thread has gotten tons of activity that is hard to keep up with.  You are a popular guy!  haha

I can make a few recommendations but like Ben said, there are plenty of deals out there that can help save you about $20k (if not more) on your purchases. I found a property on the MLS in Bates Hendricks that I think I could get for 20k and it needs about 15k in repairs. Again, that was the MLS; you can find houses w/rehabs for much cheaper if you do some direct mail.

I guess if you don't want to look for deals and do the project mgmt on a small rehab, a turnkey company might be a good idea.  However, most turnkey companies would advise setting aside about $60k for a property.  I don't know any that offer a buy back guarantee.

I'd advise sticking to blue collar neighborhoods with whatever route you choose.  You don't need to buy rentals in the ghetto to cash flow nor do you need to buy rentals in Fishers to feel safe.  

Have you ever tried driving for dollars?
