Welcome to BP, Atiya! I am in Indianapolis also and to answer your question, you don't need 20k-30k to get started. My husband and I are just now ready to start holding properties but we built our capital through a process known as wholesaling. You will most likely need to spend a little time learning the ropes so I'd suggest attending REIA meetings around town; there are lots of good ones. :) If you want more info on the REIA's send me a private message and I can look up a few of them for you. You can also do a google search for REIAs in Indy.

Good luck in your chasing your dreams!  This business doesn't require tens of thousands of dollars before getting started, but it doesn't require a person with a lot of persistence and patience.  If we can do it, so can you!  :)

There is interest in starting a small investment group for the Westfield/Carmel/Zionsville Indiana area.  A BP member has an office with a nice sized conference room in Westfield that we could utilize after hours or on the weekend. The preference is to keep the meeting small, around 10 people if possible. The format would be very informal. Just a group of investors exchanging ideas, comparing notes and networking. Any experience level welcomed, from beginner to advanced.

Welcome to the Indianapolis market!  My husband is an agent and we both work on the wholesaling side.  What everyone is saying about duplexes/multis is spot on.  Indianapolis just doesn't have the market for those as renters in these parts have plenty of SF homes to choose from; this area isn't like other cities where renting a duplex is the norm.  

We like to target areas just south of Indy.  There are lots of good SFs you can find for under 45k that are turn-key ready.  If you are in-state, I'd steer clear of turn-key and save yourself thousands by hiring a contractor or doing some of the work yourself.  We come across several properties that need only minor repairs (cleaning, paint, carpet, etc).  If you are interested in learning more about what we have in inventory or if you want us to help you search for a rental, please connect with me.

Hi Abou,

I'm no expert in this field but we send out about 200-300 letters a week and we use Listsource to get our leads.  You will probably find various answers to your question and I guess it all comes down to what your end goal is.  Are you going to be buying and holding the properties, do you want to rehab properties, or are you looking to wholesale?  Depending on what your end goal is, your purchase price might be higher or lower.  

As wholesalers, this is what we are typically looking for:

absentee owners 

3 bedrooms

1+bath

at least 50% equity

home values between 50k-100k (this will be based on the median price range in your area).  For us, the median price range in Indy is around 115k

exclude Trustees and Corporate owned

There are several other posts in the forums on this topic.  If others don't reply and you want  some other feedback, I'd suggest searching the site (upper right hand corner of BP) to see what details you can dig up on getting lists.
