Hey folks, got a quick qe.. Does paying cash for the full price get you moving faster to closing a deal? Like say I have found a prop for $20,000., and offer cash payment, payed in full, will that get the ball rolling faster? Is that a safe way of doing this?

Here in NorthWest PA, all rentals have went up about $70 yearly, due to a rental tax that the city enacted recently.. It's just crazy.

Hey Whyfor, goodmorning.. Well, what I thought about was the ligalities of it.. Also, with this being my first project, the money lender will probably look at me like I'm flippin crazy,lol, for choosing a project that has a high possibility of floppin.. So I figured to just drop this one, and look for another.. I have read much about Radon, and it really doesn't end on just the soil content, as it could also be in the water.. Just from my position, I think I would pass on buying a home to live in if it had a previous Radon problem.. The process just seems to be none profitable from the door.. But like I said, the lender will probably tell me to get lost on this one, and maybe lose faith in my ability to make money with any projects in the future.. This guy is a business man, and I just don't think it will be a smart move from my stand point in this game..

Well, forget this one.. Not a good idea after thinking about it for a while.. Dont want the problems and time consumed for this deal.. Darn, was a profit bucket there too, LOL.. O well.. Probably the smartest move yet..

Hey guys, found a house, but it has a radon problem, Whats the cost to make this better. 890 sq. ft. $20,000 sales price, and a comp of about $90,000

Ok, great, thanks for the input.. We are going to look around this morning, just to see whats out there.. Just to get into the groove of looking, kinda like practice, I guess..

Also, what kind of info could I get if I just walked into a realtor, and asked for a investment listing.. Do I pay for these services? So I want to find a property the is 70% ARV, or $30,000 with possible $100,000 value? How could I find out what buyers are looking for, meaning location and price range? Is this info the realtor would have and give away, or is there a price for that? Just want to get some info, because I need to hit a home-run first time around.. You folks here are going to be my right-hand per say, because of the wealth of info here is just amazing.

I live in a city that has been kinda on a re-bound, due to past city council flubs.. ( of course we pay the price for these happenings ).. But also, I want to bring some neighbor-hoods back into shape.. I want to be the Donald of my city... LOL, I know, I know. far fetched, but very possible. There is no-one around here that really wants to take charge and bring the life back to the city, BUT ME and my friend.. I want to be the turd polisher around here... We have alot of out-of-town landlords that dont take care of the land they own, and a big thing around here is a rental tax added this year.. Meaning tenets have to pay $120 more yearly.. The city is going to propose a inspection for all properties because many are not up to code, and I'm thinking these landowners might start dumping lots due to no intent of rehabbing. And I want to be up and running when this happens, well if this happens,lol..

Well, thanks for the input, and I will definitly keep you informed of my great quest to Trumpism..

I am currently a college student with three years of College left. I work 30 hours a week at a minimal wage, and my fiance is a CNA who works full time at a minimal wage. She has a child. We are currently rent, but recently my parents told me they would GIVE me an acre of land if I wanted to build something small... Like a mobile home or something of that nature. I was curious about the process of getting a new mobile home built. It would not have to be anything wonderful, just enough for three people to live in. I am curious what the cost would be to do something like this. Is anyone familiar with Building mobile homes or anything of that nature? I live in Indiana. If anyone can help me out, that would be great! Thanks!

Hello folks, good news today.. I have found a investor in my real estate career.. Accually he found me.. My friend had rented out an apartment.. This place was in very bad shape and needed work done to make it habitable.. So I helped him get this place looking very nice, with the landlord flipping the bill, TO AN EXTENT.. I had replaced walls, ceilings, fixed some water damaged spots, amoung other things.. To make a long story short, my friends dad liked my work.. He owns a highly known Painting business in my town... Well my buddy and I have been thinking of ways to make some money, and have been throwing the Real Estate idea around, since we could have invested time into a business and made a healthy profit, for the same work we performed at the Apt..

Today, his dad said " Go find a property, I'll pay for it, you do the rest "..
Wow, I said, really.. My buddy is a good worker, but own his terms.. I'm the same way.. We have no desire to work for some-one else, because the way we get things done, we don't get the proper pay, meaning wages stink.. So, today, as of 3:00pm, we are starting to get the ball rolling on the Real Estate Career Path..

Now, with this news from today, what would be your first step... I have found a few properties.. We were thinking of getting something that is not really bad, maybe updates, like new kitchens, flooring, paint, stuff like that.. Just adding things to get buyers to jaw drop, and find away to get this Home..

I also found a home, that wont sell.. $120,000, but the paint is horrible, and kitchen is out dated, and a few other things that turn prospects away. But the range of prices for homes around the area are going for $230,000 plus.. Would that be something to concider?

What way should I attack this? We plan to spend many hours looking, but really want to get started ASAP... Should I go Foreclose route, FSBO, Realtor owned?
