No you're not bitter, you are completely accurate about these areas, I sent you a pm regarding this topic, but it's sad these people can't rise out of their depression is what I like to call it and see the light.

Renting isn't an option... I'm selling.. If it doesn't sell, I will rent to some single college kid.. 3- month lease, with knowledge the house is for sale.. Very strict agreements.. Possible?

But my main motivation is to sell.. To me it seems "newer" entices the people here..

OR how about inventing a light, just a small one, like a blue star, that you put in your window, to represent your in the neighbor hood watch program... Crime deterant? lol, just a idea.. You wouldn't rob the house next to a police station, right? Make it known, " take back the hood" is in effect.. Install camera's and lights, even if they are fake cameras, but a few that do work.. Maybe a nice, cheap alarm system, that screams when it is tripped.. LOl, I'm reaching?

Good info folks, thanks.. Just wanted to know what some though of this.. I know exactly what your saying.. It's hard to say.. You know what, it's more of a loitering problem maybe.. We have sidewalks, but they aren't used type hood, LOL.. Maybe I should make a park or something.. A rec center, something.. We have curfew now too, so thats good.. New mayor, things looking up? :beer: I have to do a study I guess.. Maybe really look into whats going on, and what is needed.. Ummm.

Hey guys, need some insight on this.. There are several homes in my area, around $15,000-$30,000.. But they are in crap neighbor hoods.. Is this a gold mine, or not.. It seems no-one wants to do anything with these homes.. Should I look into these, and try to gather homes in the same hood, to maybe try to turn things around? Wouldn't you think that at some time, things will get better, with lighting and alarms, and nice taken care of yards? The thing is, you can look at comps, and they range from $45,000-$60,000..., but then a new house goes up, and sells for $120,000...., in the same hood.... So, am I looking at a glass half full, or half empty here? Some-one has to do it, right? Ghetto folks want updated homes, right? LOL, I know it sounds funny, to some, but this is serious.. I have thought about this alot, and it seems to me like could work out... :superman: I mean right now, I can find about 20-30 homes, in this range, with-in 5 miles from me...

LOL, makes me sound like I'm in the ghetto, LOL, :shock:

What do you guys think about this..

Also, there is a new thing going around here with the fire dept.. All homes must be inspected, for working windows, and things like that.. I am thinking that this might be a big cash-in opp, just from owners ( out-of-town renters ) because they dont want to invest to get things right, and might just sell cheap.. Ummmmm.. Thats one of the big problems aroiund here, being lack of good land-owners, to take care of the properties, while living out-of the area.. They just dont care, as long as they get the money from rent.. You should see some of the places around here, lol.. But I'm sure you folks know what I'm talking about..

Hey Jay, I got one for ya,, Plan on adding a story to a ranch.. I will be adding a stairway for access up-stairs, need a roof, framing, chimney extenstion, pretty much all the roughing in.. I can take care of the drywall, wiring, plumbing, ect.. Just need it demo'ed and framed in.. Also will be adding attached 2 CG.

It's a " L " shaped home.. Outer dems are 53' -44'-25'-26'-29'-34' clockwise.. I know it looks weird, but I'm sure you will get this..

What would something like that cost? I'm Expecting around $45,000-$55,000.. Am I close? Just curious what to look forward to.. I have some people coming by in the next few days for estimates..

Would something like this be a good idea? Adding 2 beds and a master with a master bath upstairs.. Much added value.

Good morning Folks,

Well, I've come up with a plan.. We are going to tear the roof off this motha, LOL, Seriously, we are going to raise the roof, add more space, a master bed and bath, attached garage... Ripping one garage down, but keeping the shop garage. ( very nice garage, a car restorers dream honestly ).. We are going to try to get around $350,000 for this property, and we CAN get it if we do the proper things to it.. I spent 5 hours there yesterday taking measurements, writing things down.. Really brainstormed this project... And let me tell ya, It's going to be a beauty..

I have my people ready to go.. I have a contracter ( friend ) to do the lift, I have power people, I have plumbing people, I have carpet people, allllll are friends that have businesses and licences.. It's a dive head first..

Am I right about this one, I feel yes... We'll see, I'm confident..

I do have a zillow link to the property, can I post that here, so intersested forum members can see what I have to work with? I'm sure you'll be WOW'ed, LOL..

This was a sherrif deed, way below price to sell... My realator says well below the asking price..

Forget it, I nixed the plans, the investment, everything.. I cant work with lax people.. It's hard to work things out with simple minds, JMO.. If it where just me, myself investing and haveing all said and done throught myself, with my own money, Id be testing wells right now, and closing this deal.. Time is money, and I dont have time to sit and kick rocks.. You know what I mean? Sorry for venting. It's just when you see the rainbow, but you have to carry people on your back, you miss the time frame to get there, and the rainbow dissapears.. I cant work like that..
