I hear ya there, but, leave it open 7 days a week, if it rains 3-4 you still make out.. It's all about the numbers, $5 per person, 300 cars, 2 persons per, at least, $3000 in paying customers.. Plus consessions sales, WOW.. Open 3-4 200 mile radius.. Thats money to be made.. I have some nice paper plans for this.. $3,000 plus MAYBE, for 6 hours of work.. It's something I'm looking into, but I feel there is money to be made..

Anyone dabble in these venues? I was thinking of looking into this business.. Any ideas on these things.. I know it's a dying breed, but I think that it's just the operators that are ruining them.. I have 1 around here, but its like 30 minute drive, and 3 have closed down in the last 8 years.. Could this be something to check into? Im talkling really moderinize the industry. I have a pretty good idea. And I think I could make a nice chunk of cash..

240 units @ $60 monthly = $14,400

$14,400 * 12 months = $172,800 gross profit

It's like have 240 tiny apartments for rent,

You know what, I accually have drawings of one that I drew up.. I was thinking of this some time ago, simply because it's cash flow.. I even mentioned this to my business partner the other day..

One question, can I build on industy zoned property? I can get a pretty good chuck of land, about 40 acres of industial zoned land, in my city.. And it's perfect location, not a storage joint for some distance..

Hey guys,

Well, I'm on the look out again, and in the end, I feel I made the right choice.. I just dont want to low end the investor, if something did go wrong.. Just wasn't enought to play with there.. I did find some land, (indust), in the middle of the city, 22 ach.. What could I do with that?

I'm also going to try the " drive around the best hood, and find the worst house for sale " technique. I guess it is kinda hard around here.. Alot of $15-20,000... homes for sale, I could always get these and fix up and rent to hold, but it's not my money, so not sure how I would get paid from that, between 1 investor, and 2 of us.. I'm going to find something.. It's a renters market around here, and there are alotttt of 6+ units for sale..

Hey guys, passed on this job.. But as far as the permits, I didn't need one, becuase no " structure" changes where being made.. Meaning nothing changed from the original footprints of the home..

Never liked that dude anyways.. When his show came on, I didn't watch.. He is garbage, and he carries himself like that.. He'll get beat-up before he pays any monies back.. I my-self watch " real deal " with Trademark Corp., I like them.. What I have learned from the shows are ideas on things to check, prior to buying.. JMO..

Designing issues too can be informational aswell.
