Im enjoying it. I plan on living in the house for a little while so i will be going through a VA Loan 0 down trying to get the seller to take the closing costs if not, i will borrow the money from a friend to be paid back 30% and his investment... still thining about the number on that situation of borrowing. I found the deal, i will find the money somehow... =P

You find an awsome deal and walk into the place with a stride of confidence and your REA and you're talking about how to fix it up and the expenses after purchase. Home looks great havent made an offer but will make an offer soon. Realtor starts to talk about these prices and expenses before move in and your feels like your head is spinnin. so the price is at 38k offering 30k seller pays closing. Tax Value is 47,835. Needs to be. anyway im getting nervous and i like it. Im just afraid of getting stuck with closing costs cause im going in with close to no money. I need to get my head straight i feel too emotional about this deal

How exactly does one setup a fee if new to birddoggin? some tips and prices would be nice. I have found some really good deals that i cant act upon because of lack of cash and i dont exactly feel comfortable with borrowing anymore money from banks or try borrowing from family or friend.

Read robert kiyosaki book on Tax Loopholes, i read it and formulated a list of questions to ask a CPA when i find one to see if they are still applicable today... jus a few examples are decpreciation (unsure on how exactly it works but i understand the concept), some rules on capital gain and how to avoid it. One of the major benefits is qualifying as a real estate professional and i still havent had a chance to get all the details on that until i speak with someone with a CPA. Cant seem to find one that deals with RE enough for them not to say "We can figure it out together"

so far local shops here have hd better products than home depot and lowes. also better prices... dont forget about the local shops

My goal is to find at least 1 wholesale deal 2 flips while setting up some type of business in the RE world and get my RE License. that's for 07. During 07 and continuing on im working on a business plan for a business. still unsure about the business structure probably a C-Corp and with that business i plan to go national with it. yes the whole country. I want commercial RE all over =) I have also been thinking about investing in RE in Europe also. Italy mainly

Ultimate Goal: Purchase an undiscovered Island and try to declare it a country. Okay declaring my own country might be hard but if anyone has played cashflow 101 you pick a dream before you start haha.

i was just asking because im looking at this house that is already foreclosed upon and looks like an awsome deal from the outside. getting the numbers worked out here this week to analyse it and find another investor to sell it too since i can not cover any closing costs with my current situation. the house already has a disclosure for lead based paint

if a home has been painted with LBP would you stil take a look @ the home? im curious and unsure how bad Lea based paint is. i know its bad in high concetrations im just thinking it may be hard to sell when i go to sell it.
