just purchased a new dell with it. Didnt see a point in spending 400 bucks for it so i just bought a new computer lol

is agent orange real? or a joke?

now a real estate agent should be able to give you the comps of renting and selling numbers. I know mine does at least. As for opinions from a real estate agent. they are bound to the contract and cant be partial to one side of the other. this is why they only present the facts. it's important to tell your real estate your goals of a property that you are searching for. if you dont give the agent direction they may not ask for the direction. Im lucky enough to have an awsome Real estate agent she's also very cute.

How much real estate can you buy with 900k without moving? Unless you really want to move of course. where are you from anyhow? Cali?

you can also take a look at your goals if you have written them down and see which road will take you to your goals.

if it were me i'd look into expanding where i am currently located before moving to another market. Seems like you'll have cash for the down payment with the equity already so why not stay where you are?

if you feel prices have gotten too high and are holding you back from being the investor you would like to be. Them move to a different market but do your research on where you move to.

Have you talked to investors in your area? Look in the news paper for the we buy houses ads and see if they will come look at it or you can call them just to pick their brain. I've done it a couple of times here in TX sometimes they act like ******** but when i tell them im trying to learn a few things i have questions already written down they usually dont mind talking for a few moments.

summing up what some others have said. unless u looked at the demographics and talked to people who know the real estate market there extensively i wouldnt be too sure about saying it would rent fast. do your homework. also if a property doesnt have cash flow, dont rent.

research all ways to invest in real estate. you say you have a good job but are you even okay financially? i just found out my parents had a good job for a while but my father never invested in anything and he made 70k a yr for 18 yrs.

Look at all ways to invest your money wisely.

if you dont mind me asking
what is the price of the home you're trying to sell?
are you selling wtih an real estate agent?
What are the comps in the area?
How much do you owe on the mortgage?

I should have been a little more specific. The actions like bookkeeping is what i reccommended paying for. I work on the rehab that me and a friend currently are doing. there's about 4 of us and all we have is the kitchen and were done wtih the home. it's awsome it's only been about 1month. but we worked late. basically i just weigh the cost of doing it myself against the cost of paying someone. i believe my uncle once paid $50 for someone to do his books and he said it just relieves some stress not having to worry about it..

thanks for posting that. Im doing almost exactly what you're talking about. I was doing stuff in the wrong order but anyhow im getting myself financially in the mindset of doing this. Tomorrow i meet with a local real estate investor.

Just a small recommendation, dont try to do everything yourself. Use other peoples time. It doesnt hurt to look to see how much someone will do it for you. May save you alot of headaches in the head and you'll have more time to spend on other things
