Hi,

Can anyone recommend a good insurance agent/company in the Houston area that can provide landlord insurance? I've gotten pretty expensive quotes from the bigger companies like Allstate and am looking for something more cost effective.

Has anyone ever used HouseMax Funding as a Hard money lender? Their fees and structure look pretty good but I would like some testimonials about the company if at all possible.

Hello everyone, I've been reading about the importance of having cash, or enticing offers when negotiation with sellers for purchasing property. I'm curious though, if you as a Wholesaler spend money to market, to pay contractors to give rehab estimates, are you expected to already have a buyer, your own cash, or prof of funds from a lender when you agree to purchase a property? What would a buyer expect, something like an earnest deposit?

With the double close, I'm assuming that this is after rehab costs have been estimated, numbers look good and you agree on sale. Would you then be shopping the contract to buyers between signing the Purchase Contract and closing date?

Thanks for that insight. So it seems I might have to attack this from both ends in terms of marketing as well as looking for older properties. Just curious, do you cold call for your out of state properties or do you add them to a mailing campaign of sorts?

Hi all,

I wanted to get a few suggestions if possible on value add investing. I'm looking to start marketing to out-of-state landlords, individuals involved in probate cases ect., but I realized with the BRRRR model, it might be better to go after properties in bad condition rather than doing a somewhat blanket approach. Is there a way to get lists of properties that need work, or is driving for dollars really the only way to go with this?
