Hi BP community,

Do any of you have a good attorney recommendation that is familiar with RE investing, reviewing purchasing contracts, maybe drawing up partnerships and maybe even LLC structure advice? An attorney that at minimum could be good for someone just starting out and not doing anything complex with partnerships and raising capitol would work. Any recommendations would be fantastic, thanks.

Hi all,

Just wanted to ask what yall thought about tenants that have previous job history but will have to quit and find a new job when they move into one of your units from out of state. Is this a situation where you would look at their employment history and move forward, or would them not having a current job disqualify them from renting? I would love to hear anyones thoughts.

Great post @Schuyler Witt, thanks for detailing your process. One question, when working with the wholesaler, what kind of information about the property did you ask of him/her when determining if it was a good deal? What kind of information do you think they provide?

Hi, I actually use Cozy.com, its great for keeping up with payments, leases, maintenance requests all on one platform for free. Zillow actually has a surprisingly descent platform for property managers as well. 

Hi @Adam Heseltine, Im currently doing a house hack, when I show my rooms, I typically block off a couple of hours at the same time every day and inform my tenants before hand so they can make plans to either protect themselves when a tour comes through or simply not be around. I also perform virtual tours via Facebook messenger, its a good way to do live video tour and have questions answered on the spot for perspective tenants without having to have their contact info, not to mention doing a bit of peeing as to how they live on their FB feed.

Hi @Breelon Bryant, I would agree with Carelton. I have another investor friend that also did a house hack and is in the process of eviction. It seems the same process is the same given that his attorney drafted a 10 day notice for the tenant and also got the sheriff involved. Hope that help a bit.

@Desteni Barnes, I'm curious as to which lender you used that allowed "borrowed" money for a down payment, like from a LOC. When i purchased my property, they typically wanted personal cash. I just need a gauge as to what some lenders tolerances are for borrowed downpayments. Thanks.

Hi all,

As someone who is still fairly new to the investing world, i wonder how you all are making connections during these times. These can be investors, private money lenders or members of your investing team. This pandemic is making this task even more difficult. How are you all keeping the communication going and how are you connecting with others besides obvious ways such as phone calls and referrals.
