What is the Best text script??

In doing basic off market strategies we are trying to hit this from all angles. I want to start a text campaign but want to make sure the message is perfect. Does anyone have a tried and true one with some data results? Also is it required to have an opt out in the text?

Hi {Seller Name}, apologies for the surprise message. I'm  contacting you today regarding a property located at {Address}. I don't know if you have any interest in selling the property, but if you do give me a call, or text back. Thanks.
