Thanks Daniel will do, I'm sending out 1,400 mailers per month starting this Wednesday and have a couple of other marketing strategies going as well, Ill be sure to let you know as soon as I get something good under contract.

I just moved into my apartment in Golden, CO today! I originally moved to Summit County from Chicago about 3 weeks ago, but I didn't really like Summit County very much, I couldn't get anything done there, too far from the city! A couple days ago I just woke up and made the realization that I need to move closer to Denver to make my business work, so that's exactly what I did. 

So two days later Im already moved into my new apartment, already got my desk and my office chair, and my internet set up, so Im ready to roll. 

I actually got an awesome deal on this apartment as well, the normal lease is 1 year at $1,100. I took over someones lease that expires on March 31st and paid the entire remainder at $750 per month, so I got an awesome deal, and I've got a room mate, so my living expenses are very low. The location is also perfect for me, an hour to snowboarding, and more importantly only about 10-30 mins to my entire farm area. This is the perfect spot for me, and by the time my lease is up I will have found a sub2 property to move into. 

My goal is to have my first direct mail mailing out by Wednesday, and drive for dollars every minute that I have nothing else to do. I have some money saved up and am not working a job and don't have any responsibilities, other then bills. So I have 24 hours per day that I can dedicate to my business.

I've learned to only take advice from people who are where I want to be. Otherwise I take it with a grain of salt. The way that he thinks is exactly why he's a banker and not an investor.

Hey Jon, welcome to BP. I recommend searching the marketplace for lenders that borrow in your area, I'm sure you can find a few there.

You can also find some if you look under the "resources" tab, there is a category called Hard Money Lenders.

I recommend driving for dollars. Drive around and whenever you see vacant or distressed property just take down the address. You can then use the address to find out who the owner is and obtain his/her address through public records. Once you have the owners address simply send them a hand written letter.


I feel like this strategy would be better suited to you. Rather then sending out hundreds or thousands of letters and blowing through your budget, target specifically those properties that you see are distressed or vacant.

Welcome to BP! 

Start investing a percentage of every paycheck. You can survive on 90% of your income, put away at least 10% every week. Always pay yourself first! This way you will start saving some money. 

Although it's possible to get started investing without any money, its very difficult. Its a whole lot easier with money.

Feel free to reach out to me if you have any questions or just want to chat, me being your age I think we can relate in many ways including the problems we may face and obstacles we have to overcome when starting our real estate careers.

The best place to start would be educating yourself as much as possible, and you found the best place to do that. Welcome to BP! You will learn so much on this site, it's the best resource I have found when it comes to educating yourself. 

Explore the learn tab, all of the podcasts are great, the blog also has some good content, and of course the forums. 

If you haven't already be sure to check out books like "Think and Grow Rich" and "Rich Dad Poor Dad" which are great overall success books that change the way you think. 

For books more directly related to real estate I would recommend J Scotts books "The Book on Flipping Houses" and "The Book on Estimating Rehab Costs", Brandon Turners "The Book on Investing In Real Estate With No and Low Money Down", Gary Kellers "The Millionaire Real Estate Investor" among many others.  When listening to the podcasts you will get a lot of good book recommendations as well. 

In regards to building credit I highly recommend you start now, I know CapitalOne and Bank of America will give you a credit card even if you have no credit history at all, that's a good first step to start establishing credit.

Also if you haven't already, start saving some money! It's possible to do deals with no money down but they are very few and far between. If you have some money saved up it gives you more options.

What I think is the most important part to getting started is to network with and meet as many people as possible, tell everyone you want to get into real estate, start going to networking meetings in your area, get active on the forums, etc. Once you start doing this you will be able to find other people that share the same interest. You will learn a ton from these people, maybe you will find someone who is willing to lend you money, someone that's willing to partner with you on a deal, etc. so start networking and meeting successful people. "You are the average of the five people you spend the most time with."
