I moved to Golden a little over a month ago and have been marketing pretty extensively, have a couple of deals in the pipeline. I'm looking to meet other active investors who are doing deals in this market. Lets get in touch and grab coffee!

Hey Charles, I've had a lot of trouble getting information from the assessors office as well. I've called around to Jefferson county sheriffs office, assessor, the courts, and on and on, and cant seem to get a list of any kind from them. Definitely a gold mine if you can find out how to get this information.

What else can I do to keep myself busy? And to generate more leads for my business? I am full time in real estate, and have no other responsibilities. The thing is I really really hate doing things that aren't productive. I couldn't just sit and watch TV day in and day out, I would go insane. Most recently I've been cold calling and signing/stamping postcards, but for all of my future mailings I will be using @Michael Quarles service, Yellowletters.com, so I will have hours upon hours I can dedicate to generating more leads.

I'm looking for sub-to deals, wholesale deals, rehab deals, owner finance, etc. pretty much anything I can get I'll take. So far in my Direct Mail I have sent out 500 postcards last Monday, and another 600 today. I'm going to send another 1,000 next Monday, and another 1,000 the Monday after that, so I should be a little over 3,000 for the month. As soon as I close the first deal from this campaign I'm buying another list with 5,200 names and will add that to my monthly mailings, and most likely will have to hire an "Alex" to take/screen calls at that point.

So my question is what else can I do right now to put in some sweat equity and grind out a few more leads every week to get that first deal? And potentially keep an employee busy when they aren't taking calls? Any good strategies other wholesalers and marketers have used would be greatly appreciated, share your success stories!

Thanks!

Awesome job @Ryan Dossey you're killing it! I just dropped my first 500 yesterday, and am getting on the phone with sellers from other marketing strategies as well, I love it! Cant wait for the mail to hit.

Im actually trying to put something together in Indianapolis right now, lets get in touch and see if we cant make it work together.

Thanks.

@Ivan Lopez I agree with @Adrien C. the only thing I really have different in my criteria is the 80-100% equity, you can cast a wider net if you lower the equity, and there will still be plenty of room for profit.

My criteria is as follows:

SFR

1-4 Bed

25-100% equity

Owned 4 years

Im looking for wholesale deals, flips, sub 2 deals, pretty much anything that I can make work.

Best of luck with the campaign!

What kind of deals are you hoping to score through this campaign?

Check out Michael Quarles podcast I've learned a ton when it comes to talking to sellers just from the podcast. He sells scripts as well. Great content!

Best of Luck!

Offer to pay for the cost of moving and the first month or two of storage, unless she has somewhere to store it all of course.

Best of luck!
